Do's and Do Not's

Parking regulations have been adopted by the Board to clarify basic parking rules and to manage the parking of boats, campers, etc. We are under contract with a towing company to take care of cars parked illegally, or a problem with residents or visitors parking in assigned parking spaces. Please read these additions and if you have any questions, please contact a Board member.

We at Pine Ridge live in a unique neighborhood. What makes us so unique is that as a Homeowner’s Association, we are both self governing and self-sufficient. Because of this, we have from the beginning attempted to keep things as uniform throughout the neighborhood as possible while maintaining the resale as well as the beauty and individuality of each home. In the next few paragraphs are some of the “do’s and don’t” that keep us from being “just another townhouse community”.

No parking on the grass!
Any outside changes to your townhome or in the common area MUST BE SUBMITTED IN WRITING to the Board so that we can make a decision on your request.
If you wish to install a storm door, you MUST USE ONLY A WHITE FULL VIEW DOOR ON THE FRONT. If you wish to install a door on the rear of your home a self storing door may be used on the rear French door, but you MUST us a White door to match your front door choice.
You may enclose the rear of your property with a fence IF and ONLY IF you first RECEIVE PERMISSION and COUNSELING FROM the Architectural Committee on the placement and design.
You may install storm gutters on the REAR of your home IF and ONLY IF you first RECEIVE PERMISSION and COUNSELING from the Architectural Committee for a drainage plan. Ranch homes may only install gutters on front of town home
Each homeowner is responsible for the yearly cleaning of their fireplace and chimney if it is used.

For courtesy and safety purposes, please follow the schedule for trash, garbage and recycling pickup.

TRASH CANS to be put out on Thursday PM for pick up on Friday AM.
LAWN TRASH is picked up on Fridays and must be in clear plastic bags. Tree limbs must not be longer than 5 feet and no thicker than 18 inches in diameter. They must be bundled together with string or in boxes. The bundle or box CANNOT weigh more than 75 lbs.
Items for recycling are picked up every Friday. The city recycling trucks are not allowed in Pine Ridge due to asphalt damage. Therefore you must take your recycling bins to the following locations:

Roller – take to mailboxes	PLEASE RETRIEVE YOUR EMPTY BIN AS SOON AS POSSIBLE AFTER PICKUP
Comstock – leave on Comstock Road
Bona – North End – take to mailboxes
Bona – South End – take to cul-de-sac

Listed below are some DO NOT’S that need your attention:
Do not leave your trash bins at the street for more than 24 hours. The City of Raleigh can fine you for this. If you plan to be out of town, then ask one of your neighbors to take care of this for you.

Do not allow your animals to use the bathroom in your neighbor’s yard or the common areas, without cleaning it up.

Do not throw your cigarette butts on the property, as this is unsightly, and is certainly a fire hazard!

Do not park on the grass. Everyone has two parking spaces. If you have guests and your two parking spaces are being utilized, you need to make arrangements for them to park elsewhere.

OUTDATED AND NON LICENSED VEHICLES WILL BE TOWED AT YOUR EXPENSE.

The Board of Directors are very interested in keeping our subdivision in good condition, and are constantly working to be sure all concerns are recognized and taken care of, if possible. We appreciate you input and hope you will attend the monthly meeting in order to know what is going on in our area, and what action is being taken.
