Fees

Homeowner association fees are due and payable on the first day of each month.  The fee should be remitted to PPM, Inc. (see contact info below) on the first of each month.  If payment is not received before the last day of each month, a $10.00 late fee is charged.  You may elect to have your checking account drafted automatically on a given date (click here for a Bank Draft form).  If your association fees become delinquent by two months, you will receive a letter from the association’s attorney.  Responding immediately to clear the balance will save the homeowner attorney fees, late fees and court costs.

The monthly fee for 2007 and 2008 is $ 108.05. To help cover increasing expenses, the Board can increase the monthly fee by 5% yearly. If there is an increase in the monthly fee, it is announced on Decemer 1st. There will be no increase for 2008.

The Board has no desire to cause payment of penalties.  The Board prefers that you not spend your money on penalties and court costs.  Therefore, you should know that North Carolina law gives to the Board of Directors of a homeowner’s association authority to foreclose on a home and take possession of the home for nonpayment of association fees.  This has been done one time in Pine ridge Townes.  That is not an action the Board prefers to take.  It is, however, necessary for the Board to be fair with all homeowners and not allow an individual to continually receive services without sharing the costs.  Please make your payments in timely fashion.
