Deck GuidelinesThe following has been adopted by the board: You may put up a deck on the rear of your home ONLY if you first receive permission and counseling from the Architectural Committee regarding the placement, which is twelve from your back wall (or six feet from the end of your patio) and the sides of the deck must line up with the edge of your house and the inside edge of your storage area. You must provide a copy of the Survey of your townhome and a written request of your plan for the deck to the Architectural Committee. Your plan should include a sketch of your townhouse and the proposed deck. (Please see sketch and picture below.) All decks will be permitted on a case by case basis. No encroachment on common property will be allowed unless it is first approved by the Architectural Committee and the Board. The owner takes full financial and legal responsibility for filing the encroachment in Public Records. The only deck style allowed is the same style as 4369 Bona Court. The owner is also responsible for all lawn maintenance inside his/ her deck and any maintenance needed on the deck itself. If maintenance is not kept up by the owner of the townhome, Pine Ridge Homeowners Association will have the work performed at the owners expense. ![]()
Storm Door GuidelinesIf you wish to put up a storm door, you MUST use only a White FULL-VIEW door on the front. If you wish, a self-storing door may be used on the rear French door, but you MUST use a White door to match you front door choice.
Storm Gutter GuidelinesThe following has been adopted by the board for the installation of storm gutters: 1) You may have a storm gutter installed on the rear of your home if and only if you first receive permission from the Architectural Committee. 2) All plans for placement of the drainage must also be approved to avoid creating or adding to a landscaping drainage problem. 3) Storm gutters are not allowed on the front of the house under any circumstances. 4) The gutters must be white, seamless, traditional colonial style made from aluminum. 5) The drainage must extend to the ground; it may not drain on top of the storage/utility room. Middle units must extend drainage beyond the patio between the home and either adjoining townhome. End units must extend drainage beyond the patio between the home and the adjoining townhome or it may drain on the side which does not adjoin another townhome. The aluminum gutter may not extend more than six inches beyond the edge of the patio: however, the standard size splash pan may extend out further. |
